How do I price a home?
When I price a home I look at other comparable homes. I start by looking at what other similar homes in the same area have sold for within the  past 6 months. I usually don't like to go back further than that as the real  estate market may have changed. In addition, I also look at what  is currently on the market that is comparable to the home I am listing for  sale. I do this because I like to know when a Buyer comes to see my  listing, what else are they going to see at the same  time?

How do I prepare the home to be shown?
As An Accredited Staging Professional I "stage" the home for sale. In essence, I de-clutter, arrange and re-arrange the contents of the home. I do whatever it takes to make the home sparkle for showings. Many Realtors have their Sellers hire professional stagers in order to prepare a home for sale. I took the initiative to become accredited so that I myself am able to stage a home for sale at no extra charge, saving my clients a lot of money.

What do I do to put the home on the market?
When I list a home for sale I immediately put it into the Multiple Listing Service. I announce the new listing on Prudential Fox & Roach's Voice Mail system which reaches a numerous amount of Prudential's agents in a matter of minutes. I then arrange for professional pictures to be taken of the property. I use these pictures to make a weekly flyer for the Realtor Courier which is delivered to 500 Realtors on a weekly basis. I also use the pictures for the Multiple Listing Service and for my Realtor.com website as well as my personal website. Pictures of the house and a description is also placed on Prudential Fox & Roach's website. I have professional brochures printed of the home with pictures and an accompanying description of the property. Finally, I use the pictures to make a movie of the home. Any Realtor can make a highlight sheet or even a brochure for the property. I go out of my way to publicize these brochures, recently hanging one of them on a local college bulletin board located near one of my listings in the hopes of attracting a Buyer. I then go the extra mile to differentiate myself by making a movie. In today's technological world this allows a Buyer to walk away with a movie which they can watch on their DVD player on their television or even on their computer.  A DVD is also something that a fellow Realtor can easily mail to their out of town Buyers.  Finally, I am a firm believer in open houses and I place an ad for the home announcing the open house in the Inquirer and any local newspaper of the Seller's choice.

How do I keep in touch with my Sellers?
I don't believe in having assistants do my work for me. I believe in keeping in touch with my clients hands on. Rather than having the office make the appointments for me, I have the agents who want to show my listings call me on my cell phone. I am available 24 hours a day, 7 days a week. I don't want any appointments to get lost. It is no problem for me to get the call from the agent who wants to show one of my listings and for me to set up the appointment. I feel that this way I can talk to the agent, find out a little bit about their Buyer and describe the positives of the house to them ahead of time so that they are able to point them out to their clients. I am also able to let the Seller know who is showing their home and when, and then I am able to follow up with the agent for any feedback and report that back to my Seller.

How do I price a home?
When I price a home I look at what comparable homes have sold within the past 4-6 months. Going back further than this does not really give you an accurate price as the real estate market may have changed. In addition, I look at what comparable homes are currently on the market today. It is important for a Seller to be aware of the other properties that a potential Buyer may see in addition to looking at their home.
